1. Investors of the Science&technology Industrial Base are allowed
to possess the land usufruct by transferring for charge and leasing
land. The land usufruct acquired through transferring is allowed
to be legally transferred, leased and mortgaged in its valid period.
Below is the valid period of this land usufruct:
¡¡¡¡¡ñ 40 years for business & entertainment
¡¡¡¡¡ñ 50 years for industry
¡¡¡¡¡ñ 50 years for compositive and other use
¡¡¡¡¡ñ 70 years for dwelling
¡¡¡¡2. Leasing standard workshops or fields must be checked-in by
corresponding departments according to the item's situation, while
the lease price is decided according to construction cost, geographical
site, accessorial facilities, etc (The procedures above are executed
by administrative committee). The lease price is adjusted every
year within the range of 30% according to the market situation.
¡¡¡¡3. The charge for land transferring is decided by the administrative
committee of the garden according to land exploiture cost, land
grade, land benefit, project purpose, programming parameter, market
situation, etc. This price is adjusted every year within the range
of 30% according to the market situation. And the administrative
committee decides the land transfer according to the country's policy
and authorization.
